Gross spread is not profit. It is the resale price minus the purchase price. It does not subtract renovation costs, commissions, the NJ realty transfer fee, financing or carrying costs.
What counts as a flip: a residential property (class 2) whose deed transferred twice within 365 days, both times for at least $25,000, with the resale recorded in the five years up to the latest state file. Re-sales within 14 days are left out as deed corrections, and so are purchases the assessor coded as family, related-party, partial-interest, partition, doubtful-title or nominal transfers.
